These units bring in top dollar during our peak winter months, and as an added benefit you can block out time for personal use between tenants. Personally, I've seen a few nice golf course units bring in as much as $5,000 per month, although these rental rates aren't typical.
Although nearly all condo and town home complexes in Scottsdale are professionally managed, Kierland Greens is on a whole different level from what you generally find. From the moment you enter the gated community, you will notice the amount of care that goes into maintaining the lush green grass, abundance of flowers and other desert foliage. The community center which includes a pool, spa, fitness center and barbecue area was reconditioned in 2008 and is beautiful. There's even a full-time security guard that patrols the premises to maintain the integrity of the property.
Scottsdale has not been immune to the nationwide housing market problems, and recently a few foreclosures have been popping up in Kierland Greens. At the present time, two foreclosures are readily available under $300,000 (both 2 bedroom / 2 bath units). These units represent price points that have not been seen in the complex since approximately 2004.
A couple of additional complexes in the area worth considering include Kierland Heritage and The Landmark Condominiums.
